DOWNTOWN TECH CAMPUS

Relate IQ, a growing tech startup, approached Premier about establishing a technology campus in Downtown Palo Alto. Initially, Premier converted an abandoned storage area of 11,000 square feet into a state-of-the art tech office which has been frequently visited and admired by real estate and tech luminaries. As Relate IQ grew, Premier was able to leverage long-term relationships with owners to provide off-market opportunities in an extremely competitive market. Ultimately, the Relate IQ campus consisted of 3 buildings totaling 30,000 square feet, all located on University Ave. within ½ block of each other. Shortly after the completion of the Campus, Relate IQ was purchased by Salesforce for $390 million.   MORE DETAILS

2875 El Camino Real – NEW OFFICE

Premier managed the cleanup of a contaminated dry cleaner site on a prominent corner near Page Mill Rd., Palo Alto. Premier retained Hayes Group to design an elegant modern building. The entire building was leased to Opes Advisors, a regional financial services firm, and now serves as their corporate headquarters.   MORE DETAILS

305 Lytton Ave. – RENOVATION

Premier managed a very economical renovation of a dated 1970’s building which resulted in a much-acclaimed Class A exterior. Premier leased the entire building to Dorsey and Whitney, a leading international law firm.   MORE DETAILS

2805 El Camino Real – RETAIL

At the request of AT&T Wireless, Premier assembled several adjacent properties in order to develop a flagship store location. The building, which sits at one of the most prominent corners in Santa Clara County, is fully occupied by AT&T and it is one of their top-grossing store locations in the US.   MORE DETAILS

2114 Broadway – MIXED USE

Premier managed the renovation and redevelopment of a dilapidated 1923 movie theater in Downtown Redwood City. The building was fully upgraded to current code and converted to a 2-story mixed-use building. The ground floor retail is occupied by Philz Coffee and it is one their top performing stores in the US. The remainder of the building is high-ceilinged tech office with features that include a “greenhouse” rooftop conference room and outdoor roof-deck and a “back-yard” with picnic tables.   MORE DETAILS

361 California Ave. – RESTAURANTS

Premier negotiated the acquisition of an underdeveloped retail property, previously occupied by a 1950’s burger restaurant. Premier retained the Hayes Group to design an elegant high-ceilinged restaurant building with extensive outdoor seating. The building won an award for innovative green features. Premier leased the building to Starbucks and the Counter, which have enjoyed great success.   MORE DETAILS
